House Closing - 8 Days and Counting

We are quickly approaching our closing as well as emptying our bank account. Every penny from the sale of our homes in Greensburg and the Southside has been sitting in an online money market just waiting for this day. Luckily, my son Alex was broke (you will see why - be patient). I told him I would transfer some money to him to help him finish out the semester. I logged on to the website and sent him a small amount of cash. I then decided while I was there, I should transfer our life savings into my local checking account. My heart almost stopped when I saw there was a monthly limit and a healthy chunk of our down payment was on lock down. I immediately called the bank, explained the situation and came up with a game plan. I transferred the maximum allowable and crossed my fingers that the rest came in the form of a check prior to closing. Of course I didn't want to tell Jeff but with marriage comes full disclosure. The check got to us yesterday. Forever and ever amen. Let's just say I have always believed in karma and now even more so. Thank goodness Alex spent all his beer money or I never would have known about the transfer situation.
The footer has been completely poured and the foundation is being constructed. I touched our house for the first time. (Jeff thought I was trying to see if the foundation was solid). It was amazing. The sun was shining and the blocks were warm. Oh yes, it was firmly cemented as well. We met "Cheese" (I love Pittsburgh) - one of the gentleman doing the foundation work. He walked up to us wondering if we were interested in buying. I sorted of shouted - "THE CORNER HOME IS OURS!" in a little too excited way. He said he figured we were already on board the way were checking everything out. He also explained that once the foundation was done, more plumbing could go in. He pointed out some of the pipes that were already laid for the electrical lines. The weather has been cooperating so it has been great conditions for building
On a side note - I referred three more people to October Development on Friday. Between Jeff and I selling Deutschtown as the up-and-coming-best-bang-for-your-buck-walkable-friendly-Pittsburgh-neighborhood, October Development should be completely booked for new construction and rehabs (not that they aren't already). Is is great to see so much interest from people who want to move into the city. I hope the city starts to show as much interest in the people.

Progress at the Site

I went to Priory Fine Pastries to pick up some hot cross buns and Jeff's birthday apple pie. Since I was in the neighborhood, I decided to check out the progress of the concrete footer pour. As luck would have it, they were actually working (on a Saturday) mixing and pouring the concrete. I was able to climb the stairs that lead to Fineview and take some great photos of the work as well as a short "movie". My camera give me 32 whole seconds of recording capability. It is pretty grainy but it was something fun to show Jeff when he got home from work. There are five distinct plots of land and an outline of our courtyard. Not only that, I started to imagine the view from our deck off the master bedroom and the rooftop deck. It is going to be spectacular! We may even be able to see the 4th of July fireworks from the Point. We noticed we had a clear view of the new Consol Energy Center that will be opening in a few months. The Civic Arena (it will never be Mellon Arena to me) was visible as well. It will be strange to not see the igloo any longer once it is demolished. Jeff and I had great moments in that arena - of course we didn't know each other for most of them but that is beside the point. 20,000 dancing fools grooving to the Grateful Dead in the late 80's to Bruce Springsteen a couple of years ago...oh the memories ; ) Now I understand the first concert to happen at the Consol Energy Arena will be Lady Gaga...really? Well, at any rate, the view is wonderful and it was really cool to see the work going on.

Oooooooo! A Trench!

And THEIR OFF! I guess we got the go ahead from the City of Pittsburgh because a trench has been dug where the footer will be poured, the properties have been staked off, and there is bright pink spray paint marking off various points on the asphalt. There is also a fresh blanket of seeded "carpet" on the hill behind the house. They do this to for aesthetic reasons but more so to keep the dirt in place. Mostly, there are just old foundations in the earth above us so we won't have any run off issues. The footer is supposed to be poured today (Good Friday - REALLY Good Friday) and plumbing will start to be put in next week.
We have been stalking Kurt and Fred (Outside and Inside Contractors) for a few days to finalize our spec sheet and to see if our survey has been completed. Both are important to us starting our construction loan process and most important to us qualifying for the $6500 tax credit that our government was so gracious to institute for us. We have to be under contract by 4/30/2010 and the paperwork takes some time for the bank to complete. Kurt called Jeff this morning and said he could stop over Monday morning to pick up the spec. sheet. This was great news to wake up to today. All we need is the survey and we can check one more item off the list of 5,000 things to do.
